Pre-Design
This phase, often known as programming, sets off the planning + design process. We will communicate with our client during the pre-design phase to learn about the plot of land, any existing structures, and the client's ideas for the future building. We will then research local zoning and land-use restrictions and estimate the cost of the design services. After which, we will draft a contract if our client agrees to the terms and scope of the project.

The Schematic Design
Our design team now moves on to translating our client's ideas into a building design concept. This may involve sketches, drawings, 3D renderings, and preliminary site plans, floor plans, and building elevations. Any building systems, such as HVAC and plumbing, will also belong in the schematic design.

Design Development
This is where the design concept is translated into a detailed plan. Our design team will show the client exterior and interior finishes that will be applied to the underlying structure. This phase must be treated strategically and with care, since finishes have a significant impact on the overall cost of a building project and as well as the project schedule.

Detailed Drawings
In this next phase of the Plan + Design process, the design becomes a reality. Our Design team produces two sets of detailed drawings that specify every detail of the final design. One set is called the construction set, and it remains on-site throughout the construction process and the other set is called the permit set, which the architect sends to the local permitting authority, whether that's a city or a county.
